TANGLWYST FARM HOLIDAY COTTAGES
“SWALLOW COTTAGE”
Approach
Tytanglwyst Cottages are situated just a few minutes from junction 37 of
the M4. Brown tourist signs “Tytanglwyst” may be followed from the dual
carriageway and a large sign is situated at the entrance gate to the
farm. A cattle grid leads to the private concrete farm lane, which takes
you from the main road to the farmhouse and cottages. There is a slight
gradient as the farm lane approaches the cottages. The farm also has a
rear entrance accessed from the A48. Emergency vehicles may therefore
access the Farm and cottages easily.
Tytanglwyst Cottages are converted from very old stone farm building and
we have tried to maintain as much of the original character and features
as possible.
Entrance
There is ample tarmac parking area just outside Swallow Cottage and a
grass verge. A short path leads to the front door. A flagstone patio
area with table and chairs is located either side of the main doorway.
The name of the cottage is clearly located on the wall just outside the
door and the doorway has external lighting.
Hallway
There is a small step through the entrance door ( width 940mm) into the
hallway. Wall mounted coat hooks are provided just behind the main door.
The double bedroom and a small bathroom all lead off this area and are
on the same level. Three further three steps (the deepest of which is
175mm) lead from the hallway up into the main living/ dining/ kitchen
area.
Living/Kitchen Area
Swallow Cottage living area is mostly open plan. The walls area mainly
white lime wash and the floors are flagstone. Furniture consists of two
sofas (quite low) , coffee table, dining table and four chairs, standard
lamp, TV cabinet with TV, Video and DVD all with remote control.
Although centrally heated the cottage also has a wood burning stove. All
radiators have easily adjusted thermostat controls. There is a main
central light in addition to a standard and table lamp. The furniture in
this area is not fixed and therefore could be moved to create more space
if necessary. Additional lighting is available in the kitchen area
from the cooker hood and above the wall cupboards. The kitchen is
equipped with wooden units, the worktop being 920mm high. Units are both
floor and wall mounted with fridge, oven and hob, microwave, toaster and
kettle. The oven door opens downwards with controls located on the
front. Sockets around the work surfaces are white and contrast with the
coloured tiles they are positioned against.
Bathroom
The bathroom is accessed from the hallway with a door that swings
outwards. The bathroom is compact and consists of toilet, washbasin and
bath with overhead shower. The step into the bath is at a height of
530mm. The floor and part of the walls are tiled. The light switch
consists of a pull cord, which is located just inside the door and is
easy to grip. There are no grab rails around the shower/bath area but
the shower controls are easy to grip and the showerhead is adjustable.
The shaving socket is located above the mirror over the washbasin.
Double Bedroom
This is accessed from the main hallway through a latch door, which is
740mm wide.
The room has laminate wood flooring, a double bed, two bedside cabinets,
a chair a chest of drawers and a fitted wardrobe. Overhead bed lights
are operated by a pull cord but there is also a central light with the
switch just inside the door. The bed has a firm surface and is at a
height of 580mm.
Stairs and First Floor Bedroom
A steep wooden alternate tread stairs leads to the attic bedroom. These
stairs would not be suitable for visitors with mobility difficulties or
for very young children. A hand rope runs along the right hand side of
the stairs ascending.
The stairs leads directly to the attic room, which has wooden
floorboards and a very low ceiling at the sides. The room has a single
bed with a pull-out bed stored underneath.

“IVY COTTAGE”

The main entrance door is 710mm wide and has a glass panel within the
top half of the door. The threshold/step into the cottage is
approximately 250mm. The doorway leads straight into a communal area,
which encompasses the dining area, kitchen and lounge. The flooring in
the room is all on one level and consists of flagstone flooring with a
central rug. Furniture consists of two sofas, an extending dining table
with four chairs and a stool, coffee table, standard lamp, TV cabinet
with TV, video and DVD player. Although centrally heated the cottage
also has a wood burning stove. All radiators have easily adjusted
thermostat controls. There is a main central light in addition to a
standard lamp. The furniture in this area is not fixed and therefore
could be moved to create more space if necessary. The room is lit by two
large windows.

and on the same level as the living area. A mirror and coat hooks are
provided in this area.
Bathroom
The internal door leading from the hallway into the bathroom swings open
outwards and has a width of 720mm. There is one ceiling light and a
small window for natural light. There are shower facilities positioned
over the bath with a step into the bath at a height of 530mm. The shower
controls are easy to use and the showerhead is adjustable. There are at
present no grab rails in the bathroom. The sink consists of a basin and
pedestal and the shaving socket is positioned at a height of 1530mm on
the left hand side of the sink.
Double Bedroom
The internal door between the hallway and the double bedroom is an
inward swinging door with a clear opening of 680mm. The room contains a
double bed, pine wardrobe, chest of drawers and two bedside tables. The
floor consists of wood laminate. There is one ceiling light and a large
window. Switches on either side of the bed operate two overhead bed
lights.
Twin Bedroom
Next door to the double bedroom is the twin bedroom, which is accessed
in the same way and also has laminate floors. This room has two single
beds, which are slightly narrower than standard singles. It also
contains a wardrobe, chest of drawers with tilting mirror and two
bedside tables. A window provides natural light but there is also a
central light and two wall lights above the beds, which are operated by
pull-cords.
Stairs and Gallery
A steep wooden alternate tread stairs leads directly to the small
gallery. These stairs would not be suitable for visitors with mobility
difficulties or for very young children. The room would not be suitable
for a tall adult! A hand rope runs along the right hand side of the
stairs ascending. The stairs leads directly to the gallery/mezzanine,
which has wooden floorboards, a very low sloping ceiling and a sky light
providing natural light. The room has a single bed with bedside table
and chest of drawers. This gallery partially overlooks the twin bedroom
below.

“THE GRANARY”
Approach
Tytanglwyst Cottages are situated just a few minutes from junction 37 of

carriageway and a large sign is situated at the entrance gate to the
farm. A cattle grid leads to the private concrete farm lane, which takes
you from the main road to the farmhouse and cottages. There is a slight
gradient as the farm lane approaches the cottages. The farm also has a
rear entrance accessed from the A48. Emergency vehicles may therefore
access the Farm and cottages easily.
Tytanglwyst Cottages are converted from very old stone farm building and
we have tried to maintain as much of the original character and features
as possible.
Entrance
Parking is available on a gravel area just inside the gated entrance to
The Granary. Additional parking is also available in the area just
outside although the ground surface is quite uneven. The approach from
the car park gravel area to the main entrance is level and runs along
the front of the cottage on the flagstone patio to the front door.
Lighting is provided from a light at the end of the cottage near the car
parking area (external switch) and just above the main door where the
switch is positioned inside the front door.
The main entrance door is a single leaf door with a glass panel on the
top half. There is a clear opening of 880mm. The threshold/step over the
door is approximately 210mm and consists of two stone steps.
Hallway
The hallway contains fixed wall coat hooks situated just to the left of
the door and well lit with a central light and additional stained glass
window.
Another step leads up into the communal living/dining/kitchen area.
Throughout the downstairs walls are white limewash and floors are
charcoal flagstone which contrast well.
Living/ Dining/Kitchen Area
The downstairs flagstone flooring is all level with a rug near the
fireplace. . Although centrally heated the cottage also has a
wood-burning stove. All radiators have easily adjusted thermostat
controls. A fire blanket and first aid kit are provided.
The seating area consists of two large, red (low) sofas, coffee table,
standard lamp. TV, Video and DVD player with remote control. None of the
furniture is fixed and could therefore be moved to create more space if
necessary. Additional seating could be taken from the dining area as it
is located within the same room.
The extendable dining table has six chairs All chairs have firm backs
but are without arms. An armchair can be supplied on request. The
central ceiling light and two small windows provide adequate lighting.
The kitchen has a large window providing natural daylight in addition to
spotlights and strip light over the wall units. The worktop is
approximately 900 mm high and the kitchen is well equipped. The hob and
oven controls are on the top and the oven door opens downwards. Sockets
are positioned around the work surfaces and are light in colour.
Ground Floor Ensuite Bathroom
The bathroom is accessed from the hallway, which leads off the
kitchen/dining area.
The internal door, which leads into the bathroom from the hallway,
swings inwards and has a clear opening of 700mm. A Ceiling light
disperses light evenly and there is also a small window. There are
shower facilities positioned over the bath with the step into the bath
being a height of 500mm. The shower controls are easy to use and the
showerhead is adjustable. There are no grab rails at present. The sink
consists of a basin and pedestal and the shaving socket is positioned at
the height of 1650mm in the corner over the washbasin. There is
insufficient space around the toilet for a wheelchair user. A second
doorway from this bathroom leads to the downstairs double bedroom.
Double Bedroom (Ground Floor)
The internal latched door between the hallway and the double bedroom has
a clear opening of 720mm. The room consists of a double bed, two bedside
tables, a chest of drawers, a spacious wardrobe and a cushioned stool.
There is a central light and two bedside lamps as well as the three
windows that allow natural light into the room.
Stairs (leading to upstairs bathroom and bedrooms)
The flight of stairs consists of twelve steps with a right turn after
nine steps. There is a wooden handrail along the right hand side of the
stairs ascending. Headroom is quite low at the top of the stairs.
Upstairs flooring is all solid wood.
Twin Bedroom (First floor)
A latched door leads from the landing into the upstairs twin bedroom.
Headroom upstairs is low in places and beams help to highlight this. The
room contains two single beds, two bedside tables with lamps and a chest
of drawers with mirror. The room has two skylights.
Double Bedroom (first floor)
A latched door with a width of 690mm leads from the landing to this
bedroom. As with other rooms on this floor, the ceiling is low in places
and beams highlight this. The room contains a double bed, two bedside
tables, a chest of drawers, pine chair and a built in wardrobe. Two
windows one of which is a skylight light the room.
First Floor Bathroom
The internal door leading into the bathroom is a folding door with a
clear opening of 540mm. The bathroom is small with a sloping ceiling
that is very low in places. There is a strip light in the ceiling with a
cord pull near the door and a skylight that allows for natural light.
The suite consists of a bath, toilet and pedestal style washbasin. The
toilet seat is at a height of 430mm. There are at present no shower
facilities or grab rails in this bathroom.
Second Stairs (leading to upstairs lounge and gallery)
This stone stairs is accessed from the entrance hall via a wooden
latched door. There is one flight of stone steps consisting of eleven
steps (230mm in depth) and two landings. The wide stone steps vary in
measurement, and there is a small iron handrail just at the top of the
stairs. Natural light comes from a small stained glass window situated
halfway up the stairs. The stairs leads directly to a small seating
area.
Upstairs Seating Area and Gallery
The small seating area contains a sofa bed, small chair, bookcase and
window seat. The floor is partly stone and partly reclaimed floorboards.
One large and one small window naturally light the area. There is also a
central light. A small internal door and two small steps lead from here
to a wooden floored gallery with balustrade, which overlooks the main
living area below. The gallery has a wooden chest and chest of drawers
containing bedding for the sofa bed. The gallery has a low ceiling in
parts. Two tiffany style lamps are provided for additional lighting.

“THE COACH HOUSE”

farm. A cattle grid leads to the private concrete farm lane, which takes

access the Farm and cottages easily.

Entrance
A steep incline at the end of the farm lane leads to the Coach House
entrance that has a large wooden gate. There is ample level gravel
parking inside the Coach House grounds for several vehicles. A level
pathway and stone ramp with rail leads up to the front door which is 940
mm wide The name of the cottage is clearly marked just outside the door
and there is external lighting across the front of The Coach House. A
small step leads over the threshold but a portable wooden ramp is
available for wheelchair users.
Hallway
Wall mounted coat hooks are situated just inside the main door and a
wide entrance without a door leads directly to the main
living/dining/kitchen area. Throughout the first floor the ground is
level with flagstone floors in the living area, solid wood floors in the
bedrooms and tiled floors in the bathrooms.
Living/Dining and Kitchen Area
The living area is well lit with a very large window and natural light
coming in through both front and back doors. Light also enters from roof
light as the living area is partly open to the roof. The downstairs
flagstone flooring is all level with a rug near the fireplace. Although
centrally heated The Coach House also has a wood-burning stove. All
radiators have easily adjusted thermostat controls. A fireguard, fire
blanket and first aid kit are provided.
The seating area consists of three leather sofas, a nest of tables,
standard lamp. TV unit with Video and DVD player with remote control,
radio and CD player and a large pine sideboard. None of the furniture is
fixed and could therefore be moved to create more space if necessary.
Additional comfortable seating could be taken from the dining area, as
it is located within the same room.
The large dining table has six leather padded chairs and two stools. A
central light hangs over the dining table. Natural light also flows
through the front door and a stained glass window.
The well-equipped kitchen has a large window providing natural daylight
in addition to spotlights and strip light over the wall units. The
worktop is approximately 900 mm. The hob and oven controls are on the
top and the oven door opens downwards. Sockets are positioned around the
work surfaces and are light in colour. The back door leads out to the
laundry room, boiler room and patio and garden area. A portable wooden
ramp is also available for the back door threshold.
Double Downstairs Bedroom Ensuite.
A wide doorway (without door) leads from the living area through a small
hallway to the downstairs double bedroom. The room contains a double
bed, two bedside tables, a chest of drawers with tilting mirror, a
bedroom chair and a wardrobe. The room has a central light, two bedside
lamps and two windows. There is enough space to get a wheelchair around
the bed.
A doorway with an opening of 840 mm leads from this bedroom to a fully
tiled bathroom/ wet room lit by two small windows and ceiling
spotlights. This room contains a toilet and washbasin, walk in shower
with seat and curtain and several grab rails. The controls for the
shower are at a height of 1080mm. The washbasin is pedestal type with
knee room underneath, with the rim at a height of 720mm. The mirror is
at a height of 1130mm at the lowest point. The bathroom also has a
second door leading out to the small hallway at the bottom of the
stairs.
Twin Downstairs Bedroom Ensuite.
A door from the entrance hall just inside the main front door leads to
the downstairs twin bedroom. The room contains two single beds, two
bedside tables, a chest of drawers with tilting mirror, a bedroom chair
and a wardrobe. The room has a central light, two bedside lamps and a
large window. Space around the beds is limited and not suitable for a
wheelchair. A door at the opposite end of this room leads to a tiled
bathroom with toilet, pedestal style washbasin with shaving point above
the mirror and a bath with overhead shower. The shower head is fixed and
the controls are easy to use. The bathroom has spotlights and a small
window.
Stairs (leading to upstairs ensuite bedrooms and gallery)
The flight of wooden stairs consists of 12 consistent steps with a right
turn /curve after 3 steps. There is a wooden handrail along the left
hand side of the stairs ascending and a tall narrow stained glass window
allowing natural light to flow half way up the stairs. The walls around
the staircase are white lime-washed and contrast well with the wood of
the stairs. The upstairs floor is solid wood throughout.
Gallery
The stairs leads to a small landing and an archway on the left that
leads to a spacious gallery linking the two upstairs bedrooms. The
gallery has a skylight and is well lit by two ceiling lights. The
downstairs living are can be viewed through a wooden balustrade. The
gallery contains a sofa bed, comfortable easy chair, wicker chair and a
large chest containing bedding for the sofa bed.
First Floor Twin Bedroom Ensuite
A doorway at the top of the stairs leads to a twin bedroom with two
single beds, wardrobe, two bedside tables and a chest of drawers. A
window and a skylight naturally light the room. There is also a central
light with a pull cord just inside the doorway and two bedside lamps.
The ceiling slopes on one side but there is ample headroom.
A latched door leads from the bedroom to a bathroom with toilet,
pedestal style washbasin and bath with overhead shower. The ceiling is
low in parts. The room is lit with ceiling spotlights but there is also
a small window allowing in natural light. A mirror and shaving point are
placed above the washbasin.
First Floor Double Bedroom Ensuite.
At the farm end of the gallery is a spacious double bedroom with double
bed, wardrobe, chest of drawers and wooden cot. The room has central
light with a pull cord near the door and two bedside lamps but is also
lit naturally with a window and skylight.
Off this bedroom is a bathroom with toilet, washbasin (pedestal style)
and bath with overhead shower. There is also a wall mounted heated towel
rail. A mirror and shaving point are situated above the washbasin. The
ceiling is sloping and low at one point near the wall. The room is well
lit with ceiling spotlights with pull cord near the door and a roof
light.
Outside Facilities
The back door leading off the kitchen has a width of 890 mm. The
boiler/storage room and laundry room can be accessed from here. The
laundry room contains a deep freeze, washing machine and tumble drier as
well as a sink and wall cupboards. The outside floor/patio area is paved
and all on one level. The path, which is no narrower than 870 mm, leads
around to the pine end of the cottage and alongside the lawn and
spacious patio with built in barbecue, table and chairs. This area is
sheltered and private. The car parking area can also be accessed easily
from here via a gate and continuing level flagstone pathway.
